Villa Grove's original 1887 plat and the 1902-era Frisco division-point rebuild, chosen partly for the Embarras River's water supply, produced two distinct waves of construction close together in the same small town. Each era's homes have their own crawl space age and condition.

Homes closer to the Embarras River, largely from the 1902 Frisco-era platting, can face more persistent ground moisture beneath their crawl spaces than the older 1887 'old town' section farther from the water. That distinction is useful before recommending an encapsulation approach in Villa Grove.
